Chapter 01
A load calculation, not a guess based on square footage
Sizing a system for a new build off square footage alone is the single most common reason a brand-new house ends up with rooms that never quite feel right, an upstairs that runs hot in July, or a system that short-cycles because it's oversized for the actual load. We run a real Manual J load calculation on every new construction job, accounting for the house's orientation, insulation, window placement and layout, not just the floor plan's total area.
System design and consultation happens off that calculation, not before it. Equipment gets selected to match the number the house actually produces, and ductwork gets custom fabricated to move the right amount of air to each room rather than fitted from a standard run and adjusted after the fact.

A new build is also the point where zoning, humidity control and ventilation are cheapest to plan for, because the ductwork, dampers and controls can go in as part of the original run instead of being retrofitted into finished walls later. Equipment and accessory installation covers everything from the core system down to the thermostats and dampers that make zoning actually work room to room.
Getting this right at the framing stage is the difference between a house that needs mechanical add-ons within a few years and one that doesn't.
